  • Lenders produced $1.250 trillion of first-lien home mortgages during the fourth quarter — a quarterly production record that followed a near-record $1.140 trillion in the third quarter. Originations in just the second half of 2020 exceeded the total for all of 2019 — as well as all the annual numbers since 2006.

  • The nonbank share of the top 100 mortgage lenders was 71.7% in 4Q20, up from 67.7% in the third quarter. A number of nonbanks posted gaudy production gains in the fourth quarter, including top-ranked Quicken Loans, with a 20.5% increase, #3 PennyMac Financial (28.1%), #7 loanDepot (37.7%) and #14 Mr. Cooper Group (57.2%).

  • AmeriHome Mortgage ranked third among correspondent lenders at year-end 2020. The lender posted a 43.3% increase in production volume from 2019. Right behind at #4, U.S. Bank also had outsized gains in correspondent production, with a 60.9% increase from 2019 to 2020.

  • Refinances climbed 14.9% from the third quarter to an estimated $825 billion in the fourth. Total refinance lending came to an estimated $2.609 trillion in 2020 — a record — and a whopping 144.1% increase from 2019.

  • An estimated $216 billion of volume was produced in the government-insured market in the final three months of 2020, up 2.9% from the third quarter. Freedom Mortgage cemented its status as the top government lender by more than tripling its 2019 production to $108.33 billion in 2020.

  • Cenlar held an $880.7 billion subservicing portfolio at the end of 2020, up 8.1% sequentially and 27.2% year over year. Overall, subservicers amassed contracts to handle $3.56 trillion worth of residential product as of Dec. 31, 2020.
