Why Are Mortgage Rates Going Up? And How High Will They Go?

The Mortgage Reports
Rates on a steady climb upward
Mortgage rates have been on an upward trend in 2021.

January started off with a record-low 30-year mortgage rate of 2.65%. But by March 4, rates spiked above 3% for the first time in 7 months.

The question now is, will interest rates keep going up? And by how much? Experts still predict rates will hover around the low-3s for the rest of the year.

But for those hoping to score a record-low rate, the window could be closing soon. If you're ready to buy or refinance, now might be the time to lock.

Help for home buyers
If you've had a financial setback during COVID, you're certainly not alone. But this doesn't have to be the end of your home buying dreams. Many buyers who need a helping hand can find it in the form of home buyer grants, loans, and other down payment assistance (DPA) programs. These sources of free or forgivable money can help cover closing costs and/or the down payment needed to purchase a house.

Cost of a refinance?
Homeowners typically refinance to save money. Refinancing can result in a lower interest rate and monthly payment — and it could save you thousands over the life of your loan. However, refinancing your mortgage isn't free. The process involves paying closing costs again, which average between 2% and 5% of the loan amount. The good news is refinance closing costs are negotiable. And it's often possible to refi with no closing costs at all if you play your cards right. Here's how.
